I am kowsalya, a tenant residing at [gandhi manager,coimbatore], am filing this complaint against my landlord, Selvakumar , for failing to provide basic facilities as promised and causing severe inconvenience and mental distress.

Details of the Complaint:

1. On [22.02.2025], I moved into the rental house with an agreed rent of ₹5500 per month and paid an advance amount of ₹25,000. The landlord specified a three-month notice period for vacating the premises.


2. After moving in, I realized that the house lacked basic amenities:

No washing stone for washing clothes.

Drinking water was contaminated with dust and unsafe for consumption.

The main door was defective and did not close properly.


I immediately informed my landlord about these issues, and he assured me that a washing stone would be provided within a week since he was outside at that time. However, even after two weeks, he neither visited the house nor resolved the issue. Every time I called, he stated that he was busy and would resolve the issue within a week, but no action was taken.

Later, I requested him to arrange for the cleaning of the drinking water, but he ignored my concerns. Since clean drinking water is essential, my friend helped me find a cleaning service, and I shared the service provider’s contact details with the landlord. He agreed to let me proceed with the cleaning after confirming with other tenants. The cleaning was completed, but when I asked him to cover the cleaning charges, he ignored my messages and later refused to pay, claiming internet issues, even though I could see that he had read my messages on WhatsApp. Eventually, a tenant from the ground floor had to pay for the service.

The next day, when I called him, he responded rudely and accused me of cleaning the water tank without his permission, despite me informing him beforehand. He also spoke disrespectfully about my friend who helped me. Due to his negligence and uncooperative attitude, I informed him that I would vacate the house as I could no longer stay under such conditions. I have been living here for 26 days, yet none of my issues have been resolved.

He then told me that I must serve a one-month notice period instead of the initially agreed three months but also stated that he would not address any of the problems I had raised. When I asked how much of my advance amount would be refunded if I vacated next month, he refused to provide a clear answer and said he would only inform me on the day of vacating.

I feel extremely disturbed and harassed by this situation

Today, I vacated the premises due to the lack of facilities. I informed the landlord that I would like him to deduct this month's rent from my advance payment of ₹25,000. However, he has cheated me by returning only ₹10,800.

He claims that the following deductions were made:

- ₹5,500 for rent from February 20 to March 20
- ₹4,580 for rent from March 20 to April 15
- ₹100 for electricity bill (EB)
- ₹4,000 for cleaning services (which I did not authorize)

He stated that I agreed to these terms, which is false. He also mentioned that I can collect money from the other tenants, but when I asked for their contact numbers, he refused to provide them.

I'm experiencing mental harassment due to this situation, and I want to take action against him. I have audio recordings of our conversations, which I believe will support my case. The landlord's name is Selvakumar, and he is a Spcid reporter.

This is not a consumer case, you need to file a civil case.

You can also file a police complaint.
