Hello @Dipankar mandal

We have carefully gone through your post — here is a brief summary. Please let us know if anything needs a correction.

Between May 2023 and December 2023, you made multiple payments totalling ₹3,00,000 to Aaradhya Realty (Arvind Kumar) for a property purchase — ₹1,00,000 on 20th May, ₹50,000 on 21st May, ₹1,00,000 on 12th June, and ₹50,000 on 17th December 2023. You later discovered that the property was located near the Hindon River and was classified as agricultural land — meaning it could never legally be used for residential purposes. When you requested a refund, the builder repeatedly refused, and to date not a single rupee has been returned to you.

This is a clear case of misrepresentation and fraud — selling non-residential land as a residential property is a serious offence under both consumer law and RERA.
