I have purchased a flat in India bulls, Sierra Mithilapuri colony Visakhapatnam along with my wife in October 2024.
My complaint to the forum is as under:
a) though the final OC is received the builder, Embassy and Airmid real estate continue to occupy the premises
and are conducting operations, of pending works and maintenance of building.
b) they are charging very high common area maintainence charges Rs. 5.00 per sft when the common area maintaince charges prevailing
in the area are only Rs.2/- per sft. ( maintenece bill of M/s
c) I request you to arrange for refund of the excess common area maintence charges as under
charges per sft prevailing in the area Rs. 2/- per sft Rs. 3220
Acutal charges as per receipt Rs. 5561
Difference to be refunded Rs. 2341
d) The above charges are only for one month which have been paid by me.
e) The Company is not submitting details of the common area maintenence charges, despite repeated reminders, based on which the charges are made
f) on a yearly basis the difference would be 2341X 12 =28092, which is very high for a 3 bhk appartment in Visakhapatnam
i request the forum to order the company for return of my excess common area maintence charges immediately
